  • Collect rent(s)/deposit in trust
  • Deal with tenants on all matters
  • Carry out property inspections, as required
  • Represent the interests of the owner(s) at rent review boards, small claims courts, etc.
  • Attend annual general meetings of condominium corporations, where applicable
  • Ensure all expenses are paid
  • Provide the owner(s) with monthly and year-end financial statements and records of expenses


  • Prepare and place ads for leasing
  • Arrange for and show the property
  • Prepare the lease and arrange for signing
  • Renegotiate the lease at renewal time
  • Perform credit and employment checks
  • Obtain the first and last month’s rent
  • Inspect the property at time of leasing


  • Recommend repairs
  • Arrange and implement repairs
  • Ensure specifications are prepared
  • Solicit quotations
